Routine Maintenance and Small Repairs:

  • Tighten Loose Interior / Exterior Locksets, Plumbing & Lighting Fixtures 

  • Replace Air Filters, Smart Devices / Smoke Detector Batteries & Light Bulbs

  • Reset or Troubleshoot Wi-Fi & Smart Devices

  • Test Smoke / Carbon Monoxide Detectors & Check Fire Extinguishers

  • Run and Review HVAC System (Air Conditioning, Heating, Ventilation & Thermostat)

  • Flush Toilets & Run Faucets to Review Draining & Sealing

  • Repair Running Commodes

  • Schedule, Meet & Supervise Contractors Pre-Scheduled for Routine Maintenance Service (HVAC & Elevator Service, Power or Soft Wash, Window Cleaning & Pest Control)


Maintenance, repairs, or supervision includes providing an electronic report / invoice that describes the work that was performed, and itemization of the replacement parts (size, model #, etc.) and unit / extended pricing & applicable tax.


Lawn Care Maintenance:

  • Mowing / Edging 

  • Trimming

  • Aeration / Overseeding / Fertilization

  • Mulching

  • Tree / Plant Care

  • Palm Tree Pruning / Trimming

  • Spring or Fall Leaf / Pine Needle Cleanup

  • Driveway or Yard Stone Replenishment


Lawn Care Maintenance pricing is based on frequency, yard size & scope of services.


Project Management for Large Repairs & Remodeling:

  • Licensed Trade Partners / Vendors selected, vetted & hired

  • Work is scheduled, supervised for quality & adherence to scope of work 

  • Quality verified & photos provided so you know the job is done right   


Carolina Coast Home Watch Project Oversight, Large Repairs and Remodeling Services includes defining scope of work, material lists and securing quotes, selection of trusted Contractor for renovations, large repairs or remodels.  Pricing is based on a pre-negotiated time management fee which is based on level of project set up, and oversight requirements. 


All maintenance and supervision services can be added to any Carolina Coast Home Watch package or requested individually.
